Aldar Properties has announced its first real estate investment in Sharjah through an AED 1.1 billion agreement with Arada to acquire nine residential buildings within the Aljada master development.
The Abu Dhabi Securities Exchange-listed developer confirmed on October 15, 2026, that the forward purchase agreement covers three residential blocks comprising more than 1,100 units.
The transaction marks Aldar’s entry into Sharjah’s residential property market and increases its develop-to-hold investment pipeline across sectors to AED 21 billion.
Under the agreement, Arada will deliver the nine residential buildings in the fourth quarter of 2029, after which the properties will become part of Aldar’s growing residential investment portfolio.
The acquisition builds on the recently announced AED 15 billion development partnership between Aldar and Arada, further strengthening cooperation between the two UAE real estate developers.
Aldar said the investment aligns with its strategy of expanding its portfolio of residential properties held for rental income while diversifying its geographic exposure across the UAE.
The buildings will cater primarily to end-users and long-term renters seeking residential accommodation within Aljada’s integrated community.
Aljada spans approximately 2.2 million square metres and is expected to accommodate around 25,000 residential units upon completion, with an anticipated gross sales value of AED 35 billion.
More than 8,800 residential units have already been delivered across the development since handovers began in 2021.
The community includes established retail, hospitality, education and entertainment facilities, including the Madar entertainment district, two international schools, two hotels and more than 300,000 square feet of occupied retail space.
Further developments, including Arada Central Business District and Madar Mall, are expected to expand Aljada’s commercial and lifestyle offerings.
Aldar Group CEO Talal Al Dhiyebi described Sharjah as a large and growing residential market, highlighting Aljada as an attractive entry point for the company’s expansion into the emirate.
Arada Group CEO Ahmed Alkhoshaibi said the transaction reflects confidence in Aljada and Sharjah’s broader residential market.
The AED 1.1 billion acquisition represents another milestone in Aldar’s expansion strategy, adding more than 1,100 future residential units to its investment portfolio while extending its presence into a new UAE property market.
