Emaar Properties Shareholders Approve AED 4.4 Billion Special Dividend at 50 Fils Per Share

Emaar Properties Shareholders Approve AED 4.4 Billion Special Dividend at 50 Fils Per Share

Dubai Financial Market-listed Emaar Properties announced on 4 November 2026 that shareholders have approved a one-time special cash dividend of AED 4.4 billion, equivalent to AED 0.50 per share. The approval was granted during the company’s General Assembly meeting held on Wednesday, marking a significant shareholder distribution by one of Dubai’s largest listed real estate developers.

The special dividend represents 50% of Emaar Properties’ share capital and will be distributed to eligible shareholders in accordance with the dates announced in the official disclosure. Unlike a regular recurring dividend, the approved payment is a one-time distribution and should not be interpreted as a commitment to future dividends of the same amount.

According to the company’s General Assembly disclosure, the entitlement date for the special dividend is 12 November 2026. The ex-dividend date is 13 November 2026, while the shareholder record closing date is 16 November 2026. These dates establish the timetable for determining shareholder eligibility for the approved cash distribution.

The General Assembly meeting took place at Address Sky View Hotel in Dubai, with shareholders also able to participate electronically. The meeting began at 4:00 PM and concluded at approximately 4:07 PM. It was chaired by Jamal Bin Theniyah, with shareholders representing approximately 67.76% of the company’s share capital participating through attendance and electronic voting.

The AED 4.4 billion special dividend represents a substantial cash distribution to Emaar Properties’ shareholders. Based on the approved amount of AED 0.50 per share, an investor holding 10,000 eligible shares would receive AED 5,000 in gross dividends, subject to applicable eligibility requirements and any relevant deductions.

The approval comes as Emaar Properties continues to attract investor attention following its announcement earlier on 4 November 2026 of an intended voluntary cash offer to acquire the remaining shares in Emaar Development at AED 15 per share. The proposed acquisition remains subject to the required approval of Emaar Properties’ Board of Directors and is separate from the approved special dividend.

Emaar Properties operates across residential and commercial real estate development, shopping malls, hospitality and other property-related businesses. The special dividend provides a direct cash return to shareholders, although the disclosure does not specify the source of funds for the distribution or provide a payment date.

Following the General Assembly’s approval, investors will focus on the announced dividend entitlement timetable and any subsequent communication regarding payment arrangements. The approved AED 4.4 billion distribution adds to Emaar Properties’ shareholder return activity during 2026, while the company’s proposed acquisition of Emaar Development remains a separate corporate development awaiting further announcements.
