Abu Dhabi Securities Exchange-listed Emirates Stallions Group (ESG), through its subsidiary Royal Development Holding, has announced that Mallside Hotel, Curio Collection by Hilton, at Dubai Hills Estate is scheduled to open in the first quarter of 2027.
According to an official announcement dated October 26, 2026, the hospitality development has entered its final stages of construction and preparation ahead of its planned opening.
The hotel is located within Dubai Hills Estate and will feature direct pedestrian access to Dubai Hills Mall through a dedicated skybridge, connecting guests to the destination’s retail, dining and entertainment facilities.
The development is designed as an integrated hospitality and residential destination, combining hotel accommodation with the broader lifestyle offerings available within Dubai Hills Estate.
Mallside Hotel will operate under Curio Collection by Hilton, a global hospitality brand known for properties that maintain distinctive individual identities while operating under Hilton’s established service and hospitality standards.
The project represents a further expansion of Royal Development Holding’s hospitality portfolio and supports its strategy of developing premium real estate and branded hospitality assets across the UAE.
Royal Development Holding Chief Executive Officer Tariq Nazzal highlighted the importance of the project in strengthening the company’s presence in Dubai’s hospitality market.
He noted that Dubai’s position as an international destination for tourism, business and investment continues to create opportunities for hospitality developments and branded residences.
The company aims to capitalise on these opportunities through strategically located developments and partnerships with internationally recognised hospitality brands.
Nazzal also emphasised that the collaboration with Hilton combines international hospitality expertise with Royal Development Holding’s real estate development capabilities and understanding of the UAE market.
As part of preparations for the opening, Royal Development Holding has appointed Nagy Nagaty as General Manager of Mallside Hotel, Curio Collection by Hilton.
Nagaty brings more than 25 years of international hospitality experience, including senior management roles with Hilton and Four Seasons.
He will oversee the hotel’s operational preparations, recruitment, team development and overall management ahead of its scheduled opening.
The company’s immediate priorities include establishing the hotel’s operating structure, preparing its workforce and developing a guest experience aligned with the Curio Collection brand.
Nagaty highlighted the importance of combining established international hospitality standards with personalised service and a distinctive guest experience.
The hotel’s location within Dubai Hills Estate is expected to provide convenient access to one of Dubai’s established residential, retail and leisure communities.
Its direct connection to Dubai Hills Mall is intended to strengthen its appeal to both business and leisure travellers seeking accommodation close to shopping, dining and entertainment facilities.
Royal Development Holding stated that additional information regarding the hotel’s dining concepts, guest facilities and amenities will be announced closer to the opening date.
The announcement did not disclose the project’s total investment value, number of guestrooms, expected room rates or projected financial contribution to Emirates Stallions Group.
