Aldar Expands Dubai Residential Rental Market Presence With AED 1.1 Billion Acquisition

Aldar announced the acquisition of a residential and community retail development in Dubai Studio City from private developer SRG for AED 1.1 billion, further expanding its recurring income portfolio and growing presence in Dubai’s residential rental market.

The project, scheduled for completion in 2028, will comprise 312 residential units across six mid-rise buildings, alongside a community mall featuring retail, recreational and F&B concepts.

The development will include a mix of one-, two- and three-bedroom apartments, as well as duplex units. A 16,000 square metre park is also planned within the community, featuring jogging tracks, activity areas and a playground.

Located in Dubai Studio City, the development is positioned within an established residential corridor with direct connectivity to Al Qudra Road and Hessa Street, and close proximity to key areas including Motor City and Dubai Sports City.

Aldar stated that the acquisition aligns with its long-term strategy to build a diversified portfolio of income-generating assets in Dubai and strengthen its recurring income platform.

The company also highlighted its expanding Dubai portfolio across residential, commercial, logistics and mixed-use assets, including its mixed-use joint venture with Expo City Dubai, a commercial tower in DIFC, office assets on Sheikh Zayed Road, and logistics developments in Dubai South and National Industries Park.

In addition, Aldar noted that its joint venture with Dubai Holding has already launched three master-planned residential communities, with an expanded pipeline exceeding 2.3 million square metres of gross floor area (GFA).
